The riparian areas along the Snake River and Gros Ventre River corridors within Jackson Hole serve as some of the region’s most critical wildlife habitat, as well as the most-desirable real estate. Given the essential need for responsible  stewardship along these waterways, many parcels that comprise the adjoining banks have been protected via conservation easements that establish reduced or limited development while maintaining private ownership. Properties within this area of the valley are renown for their balance of homeowner access and preservation, with a strong legacy of conservation underpinning some of the larger parcels in the county.

Two adjacent, undeveloped lots on the Snake River recently became available on the Jackson Hole real estate market and provide a combined 49.2 acres north of Jackson.

Very few undeveloped riverfront properties remain within the privately-held parcels of the region. Among these, two adjacent Snake River access properties have recently come on the market, and offer nearly-unlimited possibilities for a future owner. Located on the western side of Prince Place, north of Jackson, the combined lot offering provides more than 49 pristine and  private acres along the banks of the Snake and its braided side-channels. Linger Creek winds its way through mature stands of cottonwood and evergreen trees that extend to a private section of the Snake River Dike and to the river corridor beyond. Each of the 24.6-acre individual parcels retains its own development rights, and are offered separately or in combination.

Further north along the private-access segment of the dike and at the western reaches of the Bar B Bar subdivision lies a private, turn-key estate comprising seven distinct parcels for a total of 278 acres. Three spring creeks running through the property feature enhancements for improved flow and trout spawning habitat, while the larger water of the Snake River occupies the western boundary of the property.

A luxurious, nearly-8,000 square foot main residence clad of moss rock and cedar siding occupies a central 36-acre parcel, while a 3,618 square foot guest home resides on an adjacent parcel. Balance and flexibility of future use is provided by the combination of lands protected via existing conservation easements, and the remaining parcels with the potential for additional development.

Large Teton views and live water of both the Snake River and the Nelson Channel define a 36-acre parcel off Middle Meadow Road just south of  Grand Teton National Park, which abuts the offering to the west within the river channel. Located outside of a subdivision, 920 Middle Meadow Road provides iconic panoramic views of the range while still being just minutes from town.

Elsewhere in the region, one can experience the privacy and wide-open western appeal that epitomizes Wyoming in Daniel—located only an hour away from Jackson’s town square. Here, Prairie Creek flows through a private, 340-acre ranch offering, complete with stream rehab and aquatic habitat enhancements that make this large-acreage parcel ideally-suited for a fly fishing property or recreational ranch.

340 acres of live water and Wind River views await only an hour from Jackson. Multiple building sites and habitat improvements make the ranch ideally suited as a fishing property.

The rural offering benefits from convenient access to both the Green River and to  substantial tracts of public land—each less than a mile away. Active cattle and hay operations provide for income and agricultural tax benefits within the property’s current usage. Impressive views of the Wind River Range and the Gros Ventre Range create an unparalleled panorama to a ranch property. Multiple opportunities for usage type  and building sites exist, with road and pad work having already been completed.

Throughout the region, the rare combination of mountain views and live water capitalize on the best that Western Wyoming has to offer.
